Property Management Options

Option 1: Tenant Placement Only

  • Perfect for property owners who want to handle day-to-day management themselves, this option covers everything from marketing to securing a tenant:
  • Market and advertise your property across multiple platforms, including the SBAOR MLS, Apartments.com, UCSB Housing, and Cottage Hospital Housing. (No Craigslist)
  • Show your property to prospective tenants.
  • Screen potential tenants by obtaining rental applications and verifying references, credit scores, bank statements, and identification using tools like the Forewarn app.
  • Create and manage all rental agreements and disclosures, ensuring all documents are electronically signed.
  • Collect a security deposit on your behalf. Once the tenant is in place, you'll manage the property and rent collection directly.

Option 2: Full-Service Property Management

  • Our full-service property management takes the hassle out of managing your rental. In addition to all services included in Option 1, Pacific Coast Realty handles ongoing management tasks:
  • Maintain a dedicated trust account at US Bank for rent collection and security deposits.
  • Collect monthly rent and transfer owner proceeds via Zelle, minus any repairs and the management fee.
  • Provide a monthly statement detailing all transactions.
  • Respond to tenant requests and manage repairs with a repair contingency.
  • Conduct annual inspections to ensure the property is well-maintained, including checks on smoke alarms, carbon monoxide detectors, and furnace filters.
  • Year-end tax reporting with a 1099 form for all rents received.
